1. Applicant(s) must be able to prove the rent does not exceed more than 33% of their gross monthly income. This includes self-employed and tip-earning persons. Last two Pay stubs are required. Self-employed applicants must submit last two years IRS returns with application.
2. Applicant(s) is required to view and physically inspect both interior and exterior of the property, prior to submitting an application.
3. Applicant(s) is required to submit a copy of his/her state issued I.D. and a NON-REFUNDABLE APPLICATION FEE of $75.00 Per person over 18years of age, certified funds only.
4. Applicant(s) is required to pay a SECURITY DEPOSIT, certified funds only , within 48 hours of approval, at which time a Lease Rental Agreement is executed. Applicant may hold property for one week with a Non-Refundable HOLDING DEPOSIT of $500.00, certified funds only. Holding Deposit will be applied to the Security Deposit and shall be forfeited if applicant(s) withdraws and/or decides NOT to rent said property for any reason or fails to pay the required security deposit due.
5. $100.00 Non-refundable Admin fee is due at the time of lease signing.
**Standard security deposit is equal to one (1) months rent and may be increased by half months rent for each of the following, not to exceed three (3) times the monthly rent:
1. Bankruptcy (must be discharged)
2. Poor credit (credit score below 620)
3. Poor rental history (30 day late in the last 12 months)
4. Evictions (No evictions in the past 24 months)
5. Las Vegas resident for less than one (1) year, unless moving due to a job transfer with the same company
6. *Pets, subject to HOA and homeowner approval (Picture required.) *Security Deposit will be increased by one-half (1/2) months rent for each pet, unless you have a Doberman Pinscher, Rottweiler, German Shepherd, Akita, or Chow Chow, then the deposit may be increased to as much as two (2) months rent. Our homeowners and insurance companies will not accept a Pit Bull (Staffordshire Bull Terrier) regardless of temperament or training.
7. All Files subject to owners approval.
* All funds due must be paid by certified funds only, payable to Williams Shelton & Associates unless otherwise insturcted in writing by Williams Shelton & Associates.
* Standard lease term is one (1) year
