Property Management Services & Basic Fee Includes.

• Collection of rents 
• Direct Deposits into any local banks (B of A, Wells Fargo, Chase, Citibank, US Bank)
• Timely payment of all invoices based upon your cash flow
• Preparation of financial statements: balance sheet, income and expense
• Monthly property management reporting including a rent roll, security deposits, and vacant units
• Vendor (resource list) referrals
• Coordination of routine maintenance and repair
• Move-in / Move-out inspections
• Schedule and monitor, or approve, preventive and routine maintenance programs for the property
• Routinely communicate with resident unit owners of the property concerning level of service and other management matters and investigate and resolve resident complaints
• Develop and execute, or assist in developing and executing, a marketing plan for the property
• Administer the leasing and lease renewal process and/or negotiate, approve and/or execute leases
• Market and show leasable space
• Analyze market conditions and recommend or approve the property’s rental rates
• Recommend and/or initiate legal actions for violations of leases, contracts or governing documents

Marketing Vacant Units

Gold Leasing Program Fee= 33% of 1^st Months Rent

• Property evaluation with photos for your file  
• Marketing materials including digital photos
• Installation of the electronic lockbox (key safe) on the property
• Installation of the "for lease" sign at the property (subject to Homeowner Association's Rules and Regulations)
• Placement of ads on the local MLS (Multiple Listing Service), Realtor.com, Craigslist, Listhub.org, which sydicates to over 60 channels
• Placement of group ads and enhanced ads on the Williams Shelton & Associates website
• Tenant screening includes a credit check, employment, and rental history verification
• Coordinating and signing lease and all required documents and cost with new tenants
• Open House Program
• Local Newspaper ad with a photo of the property that runs 4 days a week (print and online) each week until the property is rented.  This expense is charged to the owner.  

Platinum Leasing Program Fee= 1 Months rent

• Property evaluation with photos for your file
• Marketing materials including digital photos
• Installation of the electronic lockbox (key safe) on the property
• Installation of the "for lease" sign at the property (subject to Homeowner Association's Rules and Regulations)
• Placement of ads with on Rents.com
• Placement of ads on the local MLS (Multiple Listing Service), Realtor.com, Craigslist, Listhub.org, which sydicates to over 60 channels
• Placement of group ads and enhanced ads on the Williams Shelton & Associates website
• Placement on AHRN website
• Open House Program
• Enhanced rental commission for Realtors® (To increase the number of showings)
• Email updates detailing the showing activity on your property
• Tenant screening includes a credit check, employment, and rental history verification
• Coordinating and signing a lease and all of the required documents with new tenants Cost
• Local Newspaper ad with a photo of the property that runs 4 days a week (print and online) each week until the property is rented.  This expense is charged to the owner.
