Paying Rent
Rent is due on the 1st business day of each month. Rent is late on the second business day therefore, the eviction process can be started on the 2nd of the month. A $35 late fee is assessed on the 2nd of the month. An ongoing fee of $10 per day will be charged for each addtional day late. A late payment may only be paid by cashier’s check or money order. NO personal checks will be accepted for late payments.
Checks are accepted for on time rent payments; however, personal checks are not accepted at the time of application or move-in, if rent is paid late or if a check has ever been returned due to insufficient funds. If a check is recived after one of the above events, it will be returned and could result in additional fees being assessed.
Payments can be mailed in or delivered to our office.
Maintenance & Repairs
WSA has several vendors to handle day to day maintenance. We have vendors for maintain landscaping, cleaning, painting, plumbing, electrical work, and other miscellaneous repairs.
Tenants must submit a work order request form for each job. Repairs are completed on a timely basis as the tenant or homeowner requests them. If a repair order is placed and nothing is found to be wrong, the tenant will be charged $45.00 for the service call. The tenant will also pay for the service call if no one is at the property for an appointment.
Tenant responsibilities include payment or performance of the following:
Minor repair upto $150.00 per item.
All maintenance items caused by the tenant.
A/C Heating filters changed every 30 days.
Any and all broken windows, screens and doors.
Renter's Insurance
You might think not having renters insurance is a “safe risk,” but consider the cost of getting burned out or ripped off. Most people have at least $25,000 worth of stuff and don’t even realize it. You may have collected it little by little, but it all adds up fast. Clothes. Furniture. Electronics. Even your bike. It all counts.
The good news?
Renters insurance is quick, easy and inexpensive to get. It covers losses from things like theft, fires or flooding from broken pipes.
There’s a common misperception that you’re covered by your landlord’s insurance. That could be why 80% of renters don’t have a renters insurance policy. Unfortunately, most landlords have coverage only on the building itself. Not any of your stuff in it. That’s the job of—you guessed it—renters insurance.
Renters insurance also offers personal liability coverage if you’re legally liable for a loss. Like if a guest trips on your rug and gets hurt, you’ll be covered for his injuries. Or if you damage someone else’s property—say your touchdown celebration trashes your neighbor’s new TV—your policy would cover the costs to repair or replace it. Either way, it helps make sure your rent money actually goes to paying the rent.
The point is, renters insurance is easy and affordable (I bet you could dig the daily cost out of your couch cushions right now). Check it out. This way, you can save your risk taking for other things in life. Like polyester.

TENANT CHECK-OUT LIST
When you vacate your rental unit, please use
the following checklist:
Kitchen
Clean refrigerator inside and outside.
Clean stove inside, outside, racks, broiler, and top drip pans.
Clean hood fan and grease filter.
Clean cabinets inside and outside; remove all paper
Clean dishwasher inside and outside.
Clean light fixtures.
Clean floor.
Bathroom
Clean ceramic tile and grout; remove all soap residue.
Clean walls, chrome, fan, medicine cabinet, vanity cabinet, tub, toilet, and sink.
Clean floor, baseboards, mirror, and light fixture; replace burned out or missing bulbs.
Bedrooms, Living Room, Family Room
Clean all closets, doors, door tracks, and baseboards.
Vacuum carpet; professionally clean carpets.
Miscellaneous
Clean all windows inside; clean all window frames and sliding tracks; dust screens.
Wash all drapes, iron, and rehang or clean mini-blinds.
Clean all light fixtures, inside and outside; replace all burned out or missing bulbs.
Vacuum all heat registers and cold air return grilles.
Clean all baseboards.
Sweep and wash patio, walks, driveway, and garage floor. Remove oil and grease from driveway and garage floor.
Remove all trash, clippings, or debris from premises.
Cut and trim lawn (spring, summer, and fall).
Tenant will be responsible for any breakage.
Extended Absence and Abandonment
5. Legal Action. If household members do not respond to management’s written notice within 15 days of the date of the notice, management will take appropriate legal action, including termination of agreement and eviction.
6. Storage and Disposal of Abandoned Property. Once management has gotten an eviction order, it will take written and photographic inventory of any abandoned property in the unit and store it for the duration required by state law. If the household does not claim the property during that period, management will then give the property to a charity it designates. If the charity refuses to take the property, management will throw it out.
